RESIDENT MANAGER WANTED 

 

Currently, we have a Resident Manager Position Available.  You will receive a free one bedroom apartment in exchange for managing a 27 units over two adjacent properties located at 2233 and 2239 Channing Way in Berkeley. 

 

The position requires that the person has a mix of skills, customer service, administrative, leasing & maintenance. The following are the required duties:

- Repairs: The Resident Manager will perform light repairs, as well as coordinating unit improvements during turnovers.

- Janitorial/Minor Maintenance: The entire building, hallways, mail area, laundry room, parking area, decks etc, need to be kept clear of trash and should be cleaned daily. In addition, the front of the building and hallways should be swept periodically.

- Trash and Recycling: Trash area cleaned daily. Recycling containers brought to the street and back to the building when emptied. Old News papers picked up daily as well as junk mail and other trash. The front of the building needs to be periodically watered and weeds need to be pulled.

- Leasing: When there are vacancies in the building, the Resident Manager will help the off-site Leasing Agent to show apartments to prospective renters. This will include fielding phone calls and emails, showing apartments as needed and taking applications.

- Handle After Hours Emergencies: In the event of an emergency, the Resident Manager will contact the appropriate vendor and be available to let the person in the affected unit(s). Meet with Utilities for Installs: Facilitate access for PG&E, Cable, etc as needed. - Deliver Notices: 24 hour notices posted on doors. Resident manager performs duties such has changing Light bulbs, smoke detector batteries etc.

- Tenant Relations: The resident manager will be responsible for helping deal with resident disputes and complaints, noise issues and be the first line of defense for resolutions.

 

Applicants should have the following skills/traits: 

Basic Maintenance Skills (Painting, Toilet Repairs, Locks.)

No Criminal Background & No Evictions.

Ability to communicate via phone or email during normal business hours.

Is generally at home or close by during the day and evenings and weekends.

Likes to interact with their community.

Must maintain a cell phone, computer and printer, and be email savvy.

Move in funds equal to first months rent and security deposit.

 

Compensation:

 

The compensation credit is subject to federal with-holdings and a w-4 is required to be filled out and is based on a market rent of $2,400 per month. The position requires a minimum of 20 Hours Per week. Additional hours can be worked for larger projects and are billed at $18 per hour.

This must be 1 new start date for the entire unit, no staggered start dates per person.
