Property Description:

The Channing Apartments is a three-story building comprised of 13 apartments with a mix of remodeled one and two-bedroom units and one large four bedroom apartment. This 1950’s building stretches deep into the block with most front doors facing away from the street, minimizing the street noise. The complex also includes an on-site laundry facility and covered parking for a monthly fee. Most units have bamboo flooring and are equipped with gas heating for cozy living in the Fall and Winter. Large double pane windows maximize natural light and help warm the room during the day. 

This charming 2 Bedroom apartment in the 13-unit complex was recently remodeled and features new kitchen appliances, countertops and cabinetry with lots of storage space. Located on the top floor of the building, this unit is quiet and includes plenty of windows allowing for a lot of natural sunlight.  There are hardwood floors installed throughout the living room and both bedrooms and laundry machines located on-site. Within easy walking distance on Shattuck Avenue there is tons of restaurants for dining, shopping, a public library, a gym, movie theaters and bookstores, with lots more to discover.

This spectacular apartment came available in the off-season due to COVID19.  This is unfortunate for us, but great for you.  Given the seasonal nature of the rental market, the Owners don’t expect to receive around $3,095 per month for this apartment, which they would have received in June.  Instead, they are offering to rent this apartment at a below market average rent of $1,600 per month through July 31^st, 2021. 

Berkeley has rent control.  The law prevents us from simply lowering the rent in the off-season and then raising it back up when the market changes.  So, instead, we have to provide our promotions in an unconventional way.  Your terms will be as follows:

Flexible Start Lease

Even though this unit is available right now, we recognize that you may not be ready to move-in.  So, feel free to pick a different start date between now and February 21st, 2021.  In the event you have personal property to store, we will allow you to move your items into your apartment for $1/month.

Flexible End Lease

During these uncertain times, you may want to break your lease due to loss employment or UC Berkeley moving back to completely on-line instruction.  You will be allowed to break your lease, without penalty by providing at lease 45 days written notice.

Partial Occupancy Lease

We will reduce the rent by the proportional share of the apartment that is not being used.

If you are unsure of when you will need to be in Berkeley, we can allow you or your group to sign a lease starting as late as August 13th, 2021. You then have the option to move-in sooner and change the start date with at least 30 days’ notice before the initial lease starts. This must be 1 new start date for the entire unit, no staggered start dates per person.
