• >Flexible Start Date:  Even though this unit is available now, we recognize that you may not be ready to move-in immediately.  So, feel free to pick a different start date between now and August 1^st.  In the event you have personal property to store, we will allow you to move your items into your apartment before your lease starts.  You will only be charged $1 per month for storage. 
  

• >Partial Occupancy Temporary Rent Reduction:  For those in group living situations, some roommates may be ready to move-in now, while others need a later start date.  If you start your lease now, we will reduce the rent by the proportional share of the apartment not being used.  So, if you are renting a two bedroom apartment with four people and two are using one bedroom and are moving in July 1^st and the other two sharing the second bedroom will be moving in August 1^st, then only half the rent will need to be paid for the month of July.


• >UCB Academic In-Class Lease:  For those who are either full-time UC Berkeley Students or Faculty or Staff, who are unclear as to when in-class instruction will resume, you can chose to sign an in-class academic lease.  You will have the option to delay your start date until UC Berkeley resumes in-class instruction.  In the event you have personal property to store, we will allow you to move your items into your apartment before your lease starts.  You will only be charged $1 per month for storage.

• >Start your Lease July 1st: Receive a $1000 Amazon Gift Card if you start your lease on July 1st.

If you have multiple roommates with staggered move-in dates, we can allow each person to start their lease and pay their share of the rent so long as everyone moves in by August 13th, 2021. The staggered occupancy dates must be provided at the time of submitting an Offer to Rent. Alternatively, are you or your roommates unsure of when to move-in? If you are unsure of when you will need to be in Berkeley, we can allow you or your group to sign a lease starting as late as August 13th, 2021. You then have the option to move-in sooner and change the start date with at least 30 days’ notice before the initial lease starts. This must be 1 new start date for the entire unit, no staggered start dates per person.

 

Reduced Security Deposits - Times are tough and Money is Tight! For those that qualify, the security deposit is the greater of $1,000 or $500 per person. Your Move-in costs could be as low as $1,000 plus First Month's Rent.
