Waived Screening Fees - Save Money! For those approved applicants who sign a lease with us, your screening fees will be waived. This saves you $40 for each Resident Application and $35 for each Co-Signer Application. 

 

Pandemic Impact Protections - Worried about COVID? You have the option to postpone your move-in date should the UC Berkeley Fall Semester change to Online Only Instruction or if there is a travel ban in place that prevents you from entering the country on time for your lease start date.

 

Flexible Occupancy OR Flexible Move-In Date - Are you and your roommates coming to town at different times? If you have multiple roommates with staggered move-in dates, we can allow each person to start their lease and pay their share of the rent so long as everyone moves in by August 13th, 2021. The staggered occupancy dates must be provided at the time of submitting an Offer to Rent. Alternatively, are you or your roommates unsure of when to move-in? If you are unsure of when you will need to be in Berkeley, we can allow you or your group to sign a lease starting as late as August 13th, 2021. You then have the option to move-in sooner and change the start date with at least 30 days’ notice before the initial lease starts. This must be 1 new start date for the entire unit, no staggered start dates per person.

 

Reduced Security Deposits - Times are tough and Money is Tight! For those that qualify, the security deposit is the greater of $1,000 or $500 per person. Your Move-in costs could be as low as $1,000 plus First Month's Rent.
